Our Fees

Transparent fees for landlords and tenants. Amounts below are shown inclusive of VAT at the current standard rate (20%), unless a fee cannot reasonably be fixed in advance (in which case we explain how it is calculated). Tenant charges also follow the Tenant Fees Act 2019 (England).

Landlord fees

  • Let only: 100% of the first month's rent + VAT, which equates to 120% of the first month's rent inclusive of VAT (for example, if the first month's rent is £1,000, the let-only fee is £1,200 inc. VAT).
  • Fully managed — management fee: 10% of monthly rent + VAT, which equates to 12% of monthly rent inclusive of VAT (10% + 20% VAT on that fee).
  • Fully managed — setup fee: £220 + VAT = £264 inclusive of VAT.
  • Fully managed — renewal fee: £70 + VAT = £84 inclusive of VAT.

Other landlord fees

  • Court attendance and legal coordination: £300 + VAT = £360 inclusive of VAT.
  • Deposit dispute handling: £120 + VAT = £144 inclusive of VAT.
  • Contractor attendance / arrangements outside normal scope: £50 + VAT = £60 inclusive of VAT (out of hours: after 6:30pm Mon–Fri; Saturdays after 1:00pm).
  • Additional inspections: after four inspections in a year, each further inspection £50 + VAT = £60 inclusive of VAT.
  • Hourly rate work (out of hours): £50 + VAT per hour = £60 inclusive of VAT per hour.

Tenant fees

Only where permitted by law and set out in the tenancy agreement. Unless stated otherwise, these relate to the dwelling-house / tenancy (not a separate charge per named tenant), except where more than one key or access device must be replaced.

  • Late rent: if rent remains unpaid for more than 14 days from the due date, interest may be charged at no more than 3% above the Bank of England base rate, calculated daily on the unpaid rent for that tenancy. The amount cannot be fixed in advance because it depends on the rent outstanding, the base rate, and how many days the rent remains unpaid.
  • Lost keys / access devices: charged at the reasonable cost of replacement (and any necessary lock change) for that dwelling-house, supported by written evidence (for example an invoice or receipt). The amount cannot be fixed in advance because it depends on the cost of the work required.
